Not all Realtors are the same
There are a few thousand Realtors on Oahu, and 80% of them do less than
2 transactions a year. How will you choose which Realtor to work with?
What people don't realize is that choosing a bad Realtor can burden
your life with litigation for several years and costs you millions of
dollars. Over the years real estate has become more and more litigious.
I am sure you have heard of law suits and arbitrations that involve
sellers and the brokers they hired. In extreme cases, a seller in
Hawaii could be subject to treble damages (3 times the sales price!) if
a transaction is mishandled.
I have never been mediated, arbitrated or sued! RE/MAX 808 Realty
maintains an errors and omissions insurance policy, therefore you know
your interests are entirely protected. We hope to never have to use it,
since the best way to handle a legal issue is not to have one at all,
and that is our goal.
Any firm is going to provide you information about themselves, their
track record and positive comments from people they have helped in the
past. But since all agents and brokers are regulated by the Department
of Commerce and Consumer Affairs and you should call the Regulated
Industries Complaint Office (RICO) at 808-587-3295.
Ask them if the companies on your short list have had any complaints
against them. This call should be enlightening, as "discount" brokers
in Hawaii have received multiple consumer complaints! Our company has
none.
Sometimes sellers consider using a "discount" broker to sell their
property, believing this is a way to net more money from a sale. If
their business model is working on "volume", then how interested can
they be in trying to get the seller the most money? According to the
National Association of Realtors a listing will generate an average of
three buyers for other properties. Discounters are using your listing
to sell other brokers listings. This is where they make their profit.
In the current market of increasing inventory, you need a Realtor who
will aggressively market your property to sell, not use it as a means
of finding buyers for other properties.
A real estate agent in is governed by Fiduciary Law, which means your
interests have to be put ahead of the agents and company´s
interests in a transaction. I take this very, very, seriously. Starting
with the philosophy of protecting you is the most important foundation
on which to begin the sale of a property. With me, you can feel
comfortable that your interests always first. This includes getting you
the most money for your property, disclosing relevant material facts,
letting you know what all of your options are.
I have been in real estate since 1999. I am a realtor associate member
of the NAR. My broker is the past president of the Honolulu Board of
Realtors. My experience in negotiating, marketing, transactional
issues, ways of saving you money will be at work for you. My ability to
review a contract, interview a buyer’s agent and lender can
save you valuable time. By sensing potential issues on the front end,
the purchase contract can be written in a manner that favors you and
places the burden on the buyer to act efficiently to get the sale
closed.
The selection of a broker will impact you immediately and have ongoing
effects. If done wrong the sale could haunt you for years. If done
right you will get your check and move on enjoying the quiet of never
