Moana Kai in Hawaii Kai is selling it's models right now. There are a few available immediately for about $680k-$695k. These brand new condos are situated right in the center of Hawaii Kai, right next to the post office off Keahole st.

With about 1500-1700 sq ft, these condos are quite a good size, and since they are brand new, well they are in perfect condition. (assuming no builder mistakes) All come with a garage and some nice amenities.

It's not a huge condo complex, which is nice because you don't feel like you're living in a giant sea of condos. Also they are a little higher in elevation than Nanea kai next door, so many of them have a better view.

"A Great New Neighborhood... at Moana Kai, homebuyers will choose from seven different types of home-styles, ranging from 1,237 sq.ft to 1,729 sq.ft. of living area, each home will include central air conditioning, Schuler’s ten-year limited warranty and a garage with additional open parking stall per plan. Most of the homes at Moana Kai will feature comfortable two-level living with "bedrooms" on one floor and "kitchen/living area" on another. "

You have $700k, what will you choose Nanea Kai 3 story condo or old Koko Head terrace single family house?

$700k is about what it will cost to buy a home in Hawaii Kai. But you have to choose either a nearly new condo (brand new ones available at Moana Kai) or a 40 year old single family house.

Since the condos are about $650k with a $400/month association fee, it will actually cost a similar amount per month to a $700k house. (assuming today's interest rates of about 6%)

To the right is a picture of Nanea Kai, a very nice townhouse style complex of about 100 units built only 2-3 years ago, depending on the unit. Located right in the center of Hawaii Kai, the units have done very well since they were built. Some of them are 2 stories and the largest ones are 3. A few of the larger 3 bedroom units have an attached 2 car garage, which is a very rare thing in Hawaii.

With units up to about 1580 sq/feet, they offer plenty of space for the average young family or for those trying to downsize. Nanea kai is a great option for anyone in this price range.
