The Numbers: Buying in Hawaii with a zero down VA loan is less per month than renting

Some clients of mine recently closed on a house in Ocean pointe for $680,000.  The VA loan at 4.25% with zero closing costs out of pocket has a monthly payment of $3443.50.  Add in the insurance and taxes, and their total payment is $3790.60. ocean pointe house

The house they bought is 4 years old, 2900 sqft, with 4 bedrooms, 3 baths.  That model house, similar ot this one shown, is currently for rent  on Craigslist for $3800.

They are already $10/month under the cost of renting, but then subtract the 35% Federal tax deduction they get on their mortgage, and they are several hundred dollars under the cost of rent. 

Why waste your BAH on rent when you can buy this great house for less per month?

How much can I make on an Oahu investment property?

I just typed out a very long answer to someone who emailed me this useful question, so I thought I would blog it.  ocean pointe house for sale

Assume you have $150,000 down for your investment property. (That's about the minimum you should have for a rental purchase)

Your $150k is 30% of a $500,000 purchase.  Say you are conservative and you buy a 3 bedroom house on Oahu for $450,000. Yes you can do this, in Ewa Beach especially, and it will look like this one. 

$1500/month is the mortgage on about $300k at 4.5%.  You also have taxes of around $100-120/month and insurance of around $120-150/month.  So you are at about $1750 - $1800/month expenses. 

The rent on a house like that is around $2500. Here are some rental listings in that price range.

Drawdown in Afghanistan means more soldiers buying Oahu real estate

emily0622_324The President announced this week that 10,000 troops will return home from Afghanistan by the end of this year, and another 23,000 by the end of next summer, a drawdown of the 30,000-troop surge he ordered to fight there in 2009.  

So 30,000 troops will return home from Afghanistan by next year, and that means that thousands of those soldiers from Schofield Army Barracks, Pearl/Hickam, and Kaneohe Bay Marine Corps Base will be returning to Hawaii.  And since there is already a wait list for homes on the military bases here, that means they and their families will have to rent or buy a house.  Either way, it's good for Oahu real estate. 

There is already a shortage of homes for sale on Oahu, and if even 200 more military families buy a house…

Obama's Hawaii Vacation Begins Next Week - 30 Pictures Of The Kailua Beach House

Next week, President Barack Obama will arrive in Oahu for his annual Hawaii vacation.  I've had several occassions to be in the vacation home that the President rents, since I had a few interested buyers when it was for sale for $9.5 million. 

This beachfront Kailua property has about half an acre right on the sand, and looks straight down Kailua beach.  The house is only 4 bedrooms, 5 bathrooms, and about 5000 square feet.  Not too big, considering many houses on the mainland are triple that size. SOLD! Nicest Ocean Pointe house I have ever seen

oce_400This morning I just closed on this beautiful house in Ocean Pointe.  The owner was into it for $900k, of which about $200k was just the upgrades! 

My lucky buyer paid only $672k for it. What a bargain! Just a couple miles from the ocean and in a great neighborhood.

It had been upgraded beyond any home I've seen in Ocean Pointe, with large tile floors, plantation shutters throughout, built in closets and office components all over the house, stainless steele appliances, and more. 

 Best of all - there is no more traffic in Ewa Beach, so it's a wonderful place to live now. Congratulations to my buyers!

Pre-foreclosure Short Sale in Ewa Beach - SOLD!

It took some serious work and it was a nail biting experience, but we got this 5 bedroom, 2600+ sqft home closed today for $600k.  It's in the Woodbridge tract of Ewa Gentry. A great house built just a few years ago.  It was in great condition except the carpet upstairs, which is being replaced now. hoomaalili house

With the seller in a hurry to get the house sold and the buyer under the gun to move out of temporary housing, we worked hard to get the lender's approval on the short sale quickly.  We also had to get an appraisal recertified from a contract that was cancelled by a previous buyer.

New freeway offramp in Kapolei/Makakilo

Earlier this week I drove by the new H1 freeway exit in Kapolei. I didn't think they were going to open that for a couple more months, but it is now open.  It allows people in Kapolei to get off earlier and releives some of the congestion at Fort Barrett. 

That's more good news for the West side, even as traffic in Ewa Beach is also moving much faster.  Now if we can just keep the new construction to a minimum, there won't be as much new traffic in the future.   

Now do we really still need a $5billion Rail ?  I say no, along with many others.  I bet if people on the West Side could vote now that they have seen the difference, the vote would be different.

2 ways to buy Hawaii real estate with zero down

While most people know that VA loans allow military buyers to get into Hawaii real estate with zero down, most don't know that there is a similar loan backed by the USDA (yes, the beef people) that also allows zero down purchases for regular civilians.

The USDA home loan will allow any buyers who make less than $109k/ year to buy a house with no money down. Similar to the VA loan, there is a funding fee of 2%, but other than that, it's quite simple.

If you have more than 5 people in your family, you can actually make a lot more money and still be eiligible.  There is no loan amount limit as long as your debt ratios still qualify.

Just doing the math, a family of 4 with no other debt making $109,000 a year could buy a house of around $500k with zero…

Dr Horton / Schuler Homes' project at Hoopili will ruin west Oahu.

I hope I got your attention with that headline. Recently there has been a lot of talk about Dr Horton/Schuler's plans to build 12,000-15,000 more homes on the farmland between Ewa and Kapolei.

Their website says, "Ho'opili... is a master planned community that will connect Ewa Beach, Waipahu, Makakilo & Kapolei. Currently in the planning stages, Ho'opili will feature a mix of affordable & market rate homes with approximately 10,000 to 15,000 homes planned. This master planned community will feature schools, commercial centers and other community amenities."

Last week the Land Use commission voted 5-3 against the project, while residents in the area grow more and more opposed to it.

There is NO MORE TRAFFIC in Ewa Beach

I confirmed it again yesterday by driving to Ewa beach at 4pm. There is no more traffic there. The drive down Ft Weaver, which used to make me want to gouge out my eyes, is now a pleasant drive going about 35 mph the whole way. 

I have posted about this before but yesterday as I was driving back to my home on the East Side, I realized that the lack of traffic is now going to make the values in Ewa level out with the homes in Royal Kunia, Westloch, Makakilo, and Kapolei. 

Total drive time from my house to Ewa Beach at 4pm Monday = 40 minutes. 

Total time on Ft Weaver = under 10 minutes.
