Oahu real estate market statistics - Prices up in some areas

While real estate in most of the country is suffering, Oahu real estate remains strong, with low inventory and many sales. While the number of sales has dropped since last year, so has the overall inventory. The number of homes for sale on Oahu has dropped 19.3% since last year, from 2,311 down to 1,866. That is only a 5.5 months supply.
A very interesting comparison is to view the sales by region. Below I list the total sales and median prices in each region, with a comparison of last year to this year. It's listed in order from highest increase in prices to highest decrease in prices (far right column).

The Advertiser reported today on the housing stats that were released by the Board of Realtors this week.
"O'ahu's housing market appears to have established a firm footing toward recovery, with sales activity in March marking the third consecutive month that single-family home median prices rose over the same month last year."
"However, some observers wonder whether the improvements will continue after federal tax credits for home purchases expire at the end of this month, which is keeping some leaders of the industry from proclaiming that the market is rid of weakness in home prices."
The median price of single-family homes rose 4.2 percent to $599,000 from $575,000 a year ago.

There is no traffic in Ewa anymore

On Thursday I drove to Ewa beach at 4pm. That should have been the longest drive time of the day, but I made it from Diamond Head in about 30 minutes, all the way to Ocean Pointe.
It used to be that once you got off the freeway in Ewa, it took another 30-45 minutes from there to the end of Ewa. Not anymore! The lane widening project, which is still only 70% done, has COMPLETELY changed everything in Ewa Beach. It's truly amazing.
Then, I happened to have another client who wanted me to drive down there Friday around 1pm. Guess what? NO TRAFFIC! Aloha Friday in Oahu means everyone gets off work around noon, and there should have been at least some traffic, but there was none!

Don't clean your own house when you sell it.

The Hawaii real estate purchase contract asks sellers to clean their home after they move out, have it cleaned professionally, or pay for a cleaning credit. Let me state my case for NEVER cleaning the house yourself.
I always tell my sellers that it's best to just pay a credit in escrow for whatever amount it will cost to get the house cleaned. For your average 1800sqft 3bedroom home in Oahu, that might be around $400. In my experience, the level of "clean" of a home is far too subjective to leave it to chance.
I have had sellers who spent all day cleaning their windows, doing their floors, etc, only to hear on the day of closing that the buyer is not satisfied with the cleanliness of the house. This is very discouraging to say the least, because then…

Wind in Oahu is more important than any other weather factor. Too little of it and your nice new home in Kailua will feel like a steam beath. Too much of it and your hilltop home on Hawaii Lao Ridge could feel like a constant tornado.
The temperature in Hawaii only fluctuates about 25 degrees all year. In the summer it might get 90 degrees on the hottest day, and in the winter it might be 65 on the coldest day. Also, it doesn't fluctuate much between day and night either. On an average summer day it might be 75 at night and 85 in the day.

The Hawaii real estate purchase contract allows for buyers to review the survey of any single family home or land for a number of days agreed upon by the buyer and seller. If you wait until you find a buyer for your home, the buyer can take a look at something on the survey and decide to cancel the transaction, especially if he is already looking for a way to cancel. I instruct sellers to get the survey done at the beginning of a listing to avoid problems.

Last week I was showing property to a family that has been planning to move to Oahu for some time. They are relocating with their company, and bringing 2 kids with them. For the showings, they brought their kids.
Sometimes people ask me if it's ok to bring kids on showings, and I always say yes. If you're moving from out of state, Hawaii is a new fun place that kids should learn about along with you. If you make them part of the home buying process, they're more likely to enjoy the house, and less likely to resent you for choosing a house they don't like.
Of course, kids don't have the best taste in houses, but if you let them see what you're looking at, even if you buy the house they don't choose, at least they have seen it and they're familiar with it.…

Cost is relative. If you live in Haiti, a hamburger for $3 is expensive. If you live in North Dakota, a house for $200k is expensive. There are places around the country that are just as expensive or more expensive than Hawaii.
In Alamo California, the median home price is $1,499,795. Now that seems really high for a median price. Oahu median home prices are just $600k right now. Whoa! That's cheap :)
In Franklin Lakes NJ, the median home price is $1,337,877.
Here is one I was surprised by: Lake Forest IL has a median home price of $1,186,521. What? It's more expensive to live in IL than in Oahu? Now that just doesn't make any sense at all.
Then there is some place with the goofy name Wolf Trap VA with a Median home price of $894,122.
