&nbsp;While real estate in most of the country is suffering, Oahu real estate remains strong, with low inventory and many sales.&nbsp; While the number of sales has dropped since last year, so has the overall inventory.&nbsp; The number of homes for sale on Oahu has dropped 19.3% since last year, from 2,311 down to 1,866. That is only a 5.5 months supply. &nbsp;

On Thursday I drove to Ewa beach at 4pm. That should have been the longest drive time of the day, but I made it from Diamond Head in about 30 minutes, all the way to Ocean Pointe.&nbsp; 

It used to be that once you got off the freeway in Ewa, it took another 30-45 minutes from there to the end of Ewa. Not anymore!&nbsp; The lane widening project, which is still only 70% done, has COMPLETELY changed everything in Ewa Beach. It's truly amazing.&nbsp;

The Hawaii real estate purchase contract asks sellers to clean their home after they move out, have it cleaned professionally, or pay for a cleaning credit. Let me state my case for NEVER cleaning the house yourself.

I always tell my sellers that it's best to just pay a credit in escrow for whatever amount it will cost to get the house cleaned. The Hawaii real estate purchase contract allows for buyers to review the survey of any single family home or land for a number of days agreed upon by the buyer and seller. If you wait until you find a buyer for your home, the buyer can take a look at something on the survey and decide to cancel the transaction, especially if he is already looking for a way to cancel. I instruct sellers to get the survey done at the beginning of a listing to avoid problems.
