Sold this morning for $3.15million, this classic Hawaii Kai beach front home in Portlock is the new retirement home of my clients. It sits on the ocean in quiet Portlock, with an amazing view of Diamond head, Moanalua Bay, and the Pacific Ocean. It's also a short paddle out to some fun surf.

Oahu real estate market statistics - Prices up in some areas

While real estate in most of the country is suffering, Oahu real estate remains strong, with low inventory and many sales. While the number of sales has dropped since last year, so has the overall inventory. The number of homes for sale on Oahu has dropped 19.3% since last year, from 2,311 down to 1,866. That is only a 5.5 months supply.
A very interesting comparison is to view the sales by region. Below I list the total sales and median prices in each region, with a comparison of last year to this year. It's listed in order from highest increase in prices to highest decrease in prices (far right column).

Koko Isle Marina front town homes have been refreshed, repainted. (video)

I visited Koko Isle yesterday with a client to view a nice 2 bedroom marina front unit that is listed for $649,000.
The first thing I noticed is that the entire complex has been freshly painted, and the place looks great again. For about the last 10 years, Koko Isle has been a little bit drab, with chipped paint and fading colors that looked a lot like US Army barracks. But check out how nice it looks now with some new colors and refinished fencing.

HUD previously had announced that Fannie & Freddie would be discontinuing HIGH BALANCE Loans. Now Fannie & Freddie have decided otherwise.
The CONFORMING Loan limit will remain at $625,500 and instead of cancelling the HIGH BALANCE, they lowered it. This is great news for the Oahu housing market, especially in higher markets like Hawaii Kai, Diamond Head, Manoa, and Kailua, where high balance loans are very common. Prices in these neighborhoods start around $700k and go up to $15 million.

After nearly 5 months on the market, we have lowered the price of this beautiful little Hawaii Kai home to $750,000. At just over 1400sqft, it's not large, but it sits on half an acre of land, and has been beautifully remodeled with travertine tile, silestone counters, and this brand new decking in the back.
We started out at $846,000, and had plenty of interest, and at one point were in escrow when the price was $799k. That buyer canceled due to personal issues.
Now this is an opportunity to get a house in Hawaii Kai for a great price. For $750,000, most houses in Hawaii Kai are totally junk. Usually they need a renovation just to move in, but this house is in great shape and newly remodeled.

Long term investment: Stocks vs Oahu real estate

How did your money do over the last 5 and 10 years? Was housing a terrible investment? Which did better, stocks or real estate?
Well look back to 5 years go and say you had chosen to invest in stocks. If you had $50,000 in (June 2006,) and you had invested in the Dow, you would currently have about $54,870, an increase of 9.7%.
If you had invested that same $50k 10 years ago in the same Dow stocks, you would have about $54,445, an 8.9% increase. Basically, any money that you had in the stock market over the last 5 years or 10 years is worth less when you include inflation. By the way, I have been calling high inflation for about 2 years now, just following most economists.

Hawaii Kai Christmas Boat Parade 2010 features Avatar Boat

This year's Hawaii Kai Christmas Boat Parade was the best one yet. The Hawaii Kai Marina Community Association held the parade Saturday, and it was a great event for the whole family. I took my family of 5 and found a nice secret spot along with about 50 other people. ;)
There were about 30 boats this year, all decorated with Christmas lights and various creative themes, some with a pretty amazing amount of preparation involved. The judges sat in the Towne Center behind the stage as the boats came around twice to show off their decorations.
Mike Buck, host of the “Mike Buck” show on KHVH AM 830 was the MC again this year.
This boat featured elves that danced, sang, and told some corny jokes.
