The next big thing - Assumable loans will help sellers of Oahu Real Estate

I sat in a signing with a client this week and was reminded that VA loans are assumable by the next person buying the property, if they have VA eligibility.  That means they can apply for and take over the loan that the owner has been paying on, at the same rate.  My clients' rate was 4.25%, fixed for 30 years.  

In a few years, when rates go up to 6%, 7%, or even 10%, that assumable loan will make their house a LOT more affordable than others. 

FHA Loans are also assumbe.  From an FHA website:   You can assume an existing FHA-insured loan, or, if you are the one deciding to sell, allow a buyer to assume yours. Buy a house to save your life - seriously.

Did you ever think of your house as a financial safety net? 

I read a post this morning on Gigi Hawaii's blog, in which she explained that owning a home is about to save her life, so to speak. 

She writes, "We plan to apply for a reverse mortgage next month... If the reverse mortgage goes through, we will pay off our two mortgages and David’s car loan, thereby saving $3,000 per month.  ... We have no choice but to do this. When he was demoted in July, David had a $23,000 pay cut. We have been struggling to meet our financial obligations ever since. With a reverse mortgage, we will be able to breathe a sigh of relief. Thank God, we own a house. Where would we be if we were renting?"

Another reason Oahu real estate remains strong: Honolulu is a College town

Reuters ran an article about the College Town real estate phenomenon, and I think many people don't realize that Honolulu is a major College Town. The University of Hawaii in Manoa is a huge part of the Honolulu cityscape. 

And since a lot of the Campus Housing at University of Hawaii is really bad, (although some was just renovated) it can make great sense to buy a condo for your kids rather than rent.  And that is exactly what some recent clients of mine did.  They found that buying a nice townhouse meant their daughter could live in a nice area, and they could have a nice place to stay when they visited her.  

Plus, many of the rentals around UH Manoa are so expensive and so gross, it's hard to imagine your kids living in them. I've seen some…

Bed Bath & Beyond opening first Hawaii store at Pearlridge

The Advertiser reported today that Bed Bath and Beyond is finally opening in Hawaii.  Last year we got our first Target and Victoria's Secret, and my wife and all her friends jumped for joy.  It's good news, but for me it's mostly about the jobs and economic benefits of another business on Oahu. 

 Now all we want is Bath and Body Works.  One more reason to live on Oahu.

Another Allure Waikiki condo in escrow, prices reduced 30%

I had another client sign a contract at the Acimg0024_400llure in Waikiki today, where condo prices are reduced between 15-30%. They are still the best deal in town for Waikiki Condos. The building is on track to close in April and is one of Oahu's few new buildings this year.

They are about 48% sold right now, with about 20 of them being sold in the last 2 months. The sales agent said they have been selling 3-4 units per week. 

For under $1mil you can get a nice mountain or ocean view condo with 2 bedrooms and about 1100sqft. 

For about $700k you can get a 1200sqft 2 bedroom with a city view of Waikiki and Honolulu.  

For $1.5mil, you can buy a beautiful penthouse around 1380sqft with an ocean view overlooking Waikiki. All these prices reflect a 30% reduction…

2009-2010 Home buyer's tax credit extended through July 1st 2010.

I've been hearing various conflicting information on the home buyer's credit. Here are the exact details as published by NAR.  The main two things to note are that the credit is now available for people who already own a home, and you can close as late as July 1st 2010.

The renewed home buyer credit:

  • Extends the First-Time Home Buyer Tax Credit of up to $8,000 to first-time home buyers until April 30, 2010.
  • Expands the credit to grant up to $6,500 credit to current home owners purchasing a new or existing home between November 7, 2009 and April 30, 2010.

    • First-time home buyers who purchase homes between November 7, 2009 and April 30, 2010.

    Inflation will raise home prices - by definition

    Inflation - a general and progressive increase in prices; "in inflation everything gets more valuable except money".

    That's the definition Google gives, and there is a simple correlation - when the prices of things rise, the prices of homes are included.

    Now that the Fed has printed $3trillion, with rates down to about zero, inflation is a concern for many. It's not so much 'if' but 'when' this will happen.  While it hasn't come yet, and in fact we are closer to disinflation right now, the threat of hyper inflation is in the near future.

    One of the benefits of inflation will be that home prices will rise, along with everything else. Many economists think inflation is what we need to get us out of the mess we are in. Money will lose value while other things…

    Have you ever heard of Paiko Lagoon?

    If you live here in Oahu, you've probably driven right past Paiko Lagoon without ever noticing it. Even though it's just one turn off of Kalanianaole Hwy, it's a sort of secret spot. With fantastic ocean front homes, a sandy beach, and nice calm water, it may be the best kept secret in the Hawaii Kai area. I say "area" because it's not quite in Hawaii Kai, but actually considered part of the Diamond Head region in the Honolulu MLS.

    This is kind of unfortunate, because Diamond Head makes people think of something very specific, something very not Paiko Lagoon. Paiko is a lot more like the Portlock area in that the shoreline is flat with small sandy or rocky beaches, and no waves at the shore. There are nice waves about a half mile out though. The water…
