I sat in a signing with a client this week and was reminded that VA loans are assumable by the next person buying the property, if they have VA eligibility.&nbsp; That means they can apply for and take over the loan that the owner has been paying on, at the same rate.&nbsp; My clients' rate was 4.25%, fixed for 30 years. &nbsp;

In a few years, when rates go up to 6%, 7%, or even 10%, that assumable loan will make their house a LOT more affordable than others.&nbsp;

I read a post this morning on Gigi Hawaii's blog, in which she explained that owning a home is about to save her life, so to speak.&nbsp;

The Advertiser reported today that Bed Bath and Beyond is finally opening in Hawaii.&nbsp; Last year we got our first Target and Victoria's Secret, and my wife and all her friends jumped for joy.&nbsp; It's good news, but for me it's mostly about the jobs and economic benefits of another business on Oahu.&nbsp; 

&nbsp;Now all we want is Bath and Body Works.&nbsp; One more reason to live on Oahu. &nbsp;

I had another client sign a contract at the Allure in Waikiki today, where condo prices are reduced between 15-30%. They are still the best deal in town for Waikiki Condos. The building is on track to close in April and is one of Oahu's few new buildings this year. 

They are about 48% sold right now, with about 20 of them being sold in the last 2 months. The sales agent said they have been selling 3-4 units per week.&nbsp;

I've been hearing various conflicting information on the home buyer's credit. Here are the exact details as published by NAR.&nbsp; The main two things to note are that the credit is now available for people who already own a home, and you can close as late as July 1st 2010. 

The renewed home buyer credit: 

Extends the First-Time Home Buyer Tax Credit of up to $8,000 to first-time home buyers until April 30, 2010.

If you live here in Oahu, you've probably driven right past Paiko Lagoon without ever noticing it. Even though it's just one turn off of Kalanianaole Hwy, it's a sort of secret spot. With fantastic ocean front homes, a sandy beach, and nice calm water, it may be the best kept secret in the Hawaii Kai area. I say &quot;area&quot; because it's not quite in Hawaii Kai, but actually considered part of the Diamond Head region in the Honolulu MLS.
