How is the market?&nbsp; 5 people have asked me this question since this morning.&nbsp; Of course it's common for people to ask me this, but right now I sense that many people don't see a clear direction for the market right now.&nbsp; 

We can look back and see that since last year prices around Oahu have risen 5% on average for all home sales on Oahu.&nbsp;&nbsp; But where is it going? Everyone wants to know .

(I predicted the bottom of the over 2 years ago, and also predicted the top of the market in 2005.)

People are often shocked when I tell them how strong Oahu real estate has been over the last 10 years.&nbsp; Prices remain very steady and in some areas are up over the last few years, primarily due to the limited inventory of homes for sale.&nbsp; 

The U.S. Census showed that Hawaii&rsquo;s 2010 population calculations show 
Oahu is growing by 
200,000 between 2005 and 2030.&nbsp;

At the end of December, there were 1,230 homes for sale on Oahu.&nbsp; That is the lowest number of listings since early 2005!&nbsp; That represents only 4.8 months of inventory!&nbsp; (Traditionally a buyer's market has more than 6 months of inventory.)

Days on Market - single family home sales closed in an 
average of 35 days, down from 38 a year ago.&nbsp; Condominiums closed in an 
average of 52 days, up from 43 a year ago.

&nbsp;While real estate in most of the country is suffering, Oahu real estate remains strong, with low inventory and many sales.&nbsp; While the number of sales has dropped since last year, so has the overall inventory.&nbsp; The number of homes for sale on Oahu has dropped 19.3% since last year, from 2,311 down to 1,866. That is only a 5.5 months supply. &nbsp;

The WSJ reported today that Senators Churck Schumer (D., N.Y.) and Mike Lee (R., Utah)  are preparing to introduce a bill today that would give residence visas to foreigners who spend at least $500,000 in cash to buy houses in the U.S.&nbsp; These purchases can have a loan attached, but the buyer has to have at least the $500k as a down payment.&nbsp; That basically covers every property on Oahu.&nbsp; Almost any condo or home is over that price.&nbsp; Just 2 months ago, a Swedish client of mine was planning t... ]]> </description>

How did your money do over the last 5 and 10 years?&nbsp; Was housing a terrible investment?&nbsp; Which did better, stocks or real estate?&nbsp; 

Well look back to 5 years go and say you had chosen to invest in stocks.&nbsp; If you had $50,000 in (June 2006,) and you had invested in the Dow, you would currently have about $54,870, an increase of 9.7%.&nbsp;
