Oahu real estate market statistics - Prices up in some areas

While real estate in most of the country is suffering, Oahu real estate remains strong, with low inventory and many sales. While the number of sales has dropped since last year, so has the overall inventory. The number of homes for sale on Oahu has dropped 19.3% since last year, from 2,311 down to 1,866. That is only a 5.5 months supply.

A very interesting comparison is to view the sales by region. Below I list the total sales and median prices in each region, with a comparison of ...

Next week, President Barack Obama will arrive in Oahu for his annual Hawaii vacation. I've had several occassions to be in the vacation home that the President rents, since I had a few interested buyers when it was for sale for $9.5 million.

This beachfront Kailua property has about half an acre right on the sand, and looks straight down Kailua beach. The house is only 4 bedrooms, 5 bathrooms, and about 5000 square
feet. Not too big, considering many houses on the mainland are...

Poinciana Manor in Kailua - SOLD. Short sale closed after 4 1/2 months.

In June I listed this nice 2 bedroom Kailua condo at Poinciana Manor $350,000. This morning the patient buyer finally closed for $356,000, the price approved by the lender.

People always want to know how long short sales take, and the answer is apparently.... about 4 1/2 months. I've had some short sales take about 8 months, and others about 6. This is actually the fastest I have ever had one close.

A 5 bedroom, 3 bath, 2388sqft house in Kailua for this price is uncommon to say the least. But after the bank foreclosed on it last year, it sat vacant for quite a while. I'm not sure why banks don't immediately list the properties they own, but when they finally put this one on the market, we jumped on it. Originally listed at $789,000, we were able to get it for $740,000.

The house has a nice large yard on a corner lot, and is in a great neighborhood in Kailua, called Olomana. My lu...

3 months may seem like a long time, but when it comes to short sales, that's actually quite fast. The longest one I have done took well over a year, while the average is closer to 6 months.

This very nicely upgraded Poinciana Manor 2 bedroom Kailua condo is just a short bike ride to the beach. Listed at $350k, we are now officially in escrow for just a little above that, to close in 45 days.

This 2 bedroom condo in Kailua is about a 5 minute bike ride to world famous Kailua beach. It's a short sale listed for $350k, and we are not doing any showings until Saturday June 26th. I have already had multiple buyers say they want to write an offer sight unseen.

In a short sale, the lender has to approve the sale price, which can take many months. The last few I have done have taken more than 6 months each. If you have the patience and about $350k (at least), then this might be a g...

I just listed this house on Monday, and wow, the activity has been crazy. We had 2 showings the first afternoon, 5 showings the 2nd day, and already a dozen requests for the weekend.

The first offer is coming today (I'm told) and I have meetings with other clients who want to write offers as well.

Why is this house so popular? 1) It's clean. 2) It's priced under $600k. 3) It's in Kalihi Valley, located just 10 minutes from downtown Honolulu.
