Ilikai Hotel condos - Renovation looks great

The Ilikai Hotel is one of Waikiki's most famous hotels. In 1964, the Ilikai Hotel & Suites in Honolulu was built to be Hawaii’s finest high-rise hotel, but over the years, it was neglected and became a run down heap of bankruptcy.
Not anymore.
The Ilikai has been renovated and is now a beautiful hotel again. The entire lobby and grounds were redone with modern finishes, and now it shines.

Right now you can buy a nice ocean view 2 bedroom unit for about $750,000. The rents in this building run about $1500 a week, and the management company takes 15%. Most units are booked quite solidly throughout the…
Allure Waikiki condos - renovation update, price sheet

Though the building is only 1 year old, The Allure Waikiki has contracted Jon Staub of Philpotts Interiors to enhance the design of the lobby and pool area at the Allure Waikiki in an effort to sell more units.
The modifications are (updated) completed now, and here are the artist renderings of how they will look is a video I took of the grounds yesterday at an open house they had for Realtors.
There are still many units available, up to about 1633 square feet with 3 bedrooms, 2 baths.

The Watermark Waikikis one of Oahu's best and newest luxury condos. As I've stated on my Watermark condo page, it is one of the few new buildings that has an actual lanai, and it also has some of the most amazing ocean and coastline views, since it's built in a way that allows ocean views from 2 sides of many of the units.
The best units in the Watermark Waikiki are the high floor corner units - because they are the only ones that have windows on 2 sides to enjoy the ocean views. As you can see from this building layout map below, units 01 and 06 are the best.

Waikiki Landmark - best buy condo in Waikiki?

I've written about the Waikiki Landmark before, but after spending nearly an entire week viewing Waikiki Condos with a client of mine, I think the Waikiki Landmark is back at the top of my list.
You might think of Waikiki as full of condos, but if you're looking for something very nice or luxurious, there aren't too many choices. First of all, if you're thinking of Ko Olani, Hokua, or Nouru Towers, or Yacht Harbor Towers, those are all in Ala Moana.
This week we viewed several units in the $600k-$800k range, with at least 2 bedrooms, 2 full baths, 2 parking stalls, and 1100 square feet. We visited several buildings including Waipuna, The Windsor, the brand new Allure, Lanikea, and a few others in Ala Moana as mentioned above.

I had another client sign a contract at the A
llure in Waikiki today, where condo prices are reduced between 15-30%. They are still the best deal in town for Waikiki Condos. The building is on track to close in April and is one of Oahu's few new buildings this year.
They are about 48% sold right now, with about 20 of them being sold in the last 2 months. The sales agent said they have been selling 3-4 units per week.
For under $1mil you can get a nice mountain or ocean view condo with 2 bedrooms and about 1100sqft.
For about $700k you can get a 1200sqft 2 bedroom with a city view of Waikiki and Honolulu.
For $1.5mil, you can buy a beautiful penthouse around 1380sqft with an ocean view overlooking Waikiki. All these prices reflect a 30% reduction…

The Allure Waikiki is now discounting their original list prices by at least 20%, sometimes more for the higher floors where prices are around $1.5million. I visited the sales office with a client of mine on Wednesday, where the sale agent explained that all list prices would be 20% off or more. Quite a bargain compared to other buildings we viewed.

We began at 10am by viewing The Watermark, Lanikea, 1717 Ala Wai, Ko Olani, and a few others. When we visited the Allure, we found that you could buy a 1350sqft brand new unit with a view for around $850k. That's an amazing difference compared to the 1000sqft condos we found in the other buildings.
