The Portlock real estate area is actually a combination of three neighborhoods that look similar, but are different in many ways. Though most people just call the area "Portlock," the reality is that Triangle and Koko Kai were developed as separate areas.
Portlock is actually the low-lying flat area by the beach, comprised mostly of luxury homes that are priced in the $3-10 million range. Portlock is its own special place that must be seen to be appreciated. Portlock homes start around $2 million for a fixer-upper, and go up to $15 million for a mini-mansion of several thousand feet. The water in this area is calm with no waves near the shore, so you get a very quite peaceful ocean view every day.
Koko Kai is the cliff-side area that goes out nearly a mile towards the ocean, and has large estates overlooking the water. Koko Kai homes offer dramatic views of waves crashing and whales jumping, and sell from $5 million to $12 million.
With Koko Kai real estate, you get more grandeur and more impressive luxury homes, complete with very dramatic views. The homes in Koko Kai are often fully gated, and some have tennis courts and massive pools. The homes at the end of Poipu Dr. have some of the most amazing views of the ocean and Diamond Head that you will ever see, with whales jumping in the distance for about three months of the year.
Triangle is the "lower" end of Portlock, with homes averaging 2500 sq. ft. in size, and offering more reasonable price tags of between $1.5-3 million. The Triangle real estate market has the highest and grandest ocean and marina views. Homes in Triangle feel less like estates, and more like family homes.
Triangle homes are usually pretty standard, with 3-4 bedrooms and feel like your average home on the mainland. Most of the properties in this part of Portlock were built around 1970, but many have been nicely remodeled, and those that haven't present a good investment opportunity.
The Portlock area is located just 15 minutes from Downtown Honolulu, and is home to many executives and professionals. Though most of the beaches are rocky, there are a few sandy areas for those who know how to find them. Moreover, the views from upper Triangle are hard to beat.
When you buy a home in Portlock, you get everything that Hawaii Kai has to offer. Since the Kokok Marina Center is just across Kalanianaole HWY, you have movie theaters, marina front restaurants, a grocery store, two coffee shops, and several other stores just a minute away. There's also a public marina that allows you to rent a boat slip for a few hundred dollars a month.
The local school, Koko Head Elementary School, is consistently placed in the Top 5 by Honolulu Magazine based on its test scores and parent evaluations.
