In comparison to other neighborhoods, Royal Kunia is more spread out and has better long-term planning of streets—especially the major ones. Unlike many other communities on Oahu, Royal Kunia has wide streets and sidewalks everywhere, which makes it a great place to run or walk.
As soon as you drive into Royal Kunia, you'll notice that the whole area is very clean, and has nice open spaces between the houses. Royal Kunia is right above the Ewa Plain, but has far fewer homes, which makes traffic not much of an issue. There's also an off-ramp from H-1 that makes Royal Kunia easier to get to as well.
Royal Kunia homes are very popular among buyers who like newer properties with open floor plans. Most of the models have some kind of island kitchen that opens to the living room, giving them a modern, open feeling. The developer, Castle and Cooke, also has a variety of colors and models to choose from, thus avoiding a cookie-cutter type neighborhood.
Homes in Royal Kunia can be as big as 2800 sq. ft. with five bedrooms, while starter homes are about 1200 sq. ft. Royal Kunia homes range from the low $500's to about $800k for the largest models with ocean views. Yes, there are ocean views, since it's elevated above the Ewa Plain. I've been in some houses in Royal Kunia that have very nice ocean and Diamond Head views from multiple rooms.
Royal Kunia has something that I've rarely seen before—a locked, fenced, private park that only Royal Kunia homeowners can access. You have to have a magnetic key to get into the park, which prevents strangers from loitering around the park. This is a nice feature if you're concerned about the safety of your little ones.
The Royal Kunia Country Club has a golf course that anyone can appreciate (I'm a golfer). The course is nicely manicured, has fast greens (at times), great views, and plays very fair. It's not too difficult, but it's a good, fun course. Many homes have a view of the course, which definitely adds to their value.
As you exit the freeway into Royal Kunia, you see 3 shopping centers immediately. The big store is Wal-Mart, but many other little stores and restaurants abound. There's a daycare, and your usual fast food, cleaners, hair salons, Starbucks, etc. These little centers have just about everything you need for your usual errands, but if you need more, the larger Waikele Centers are just one freeway exit away. Go westbound from Royal Kunia, and within 5 miles, you reach Kapolei, with its Home Depot, Target, movie theaters, Kaiser Medical, and more.
There are two ways to get up to Schofield, but the easiest one is the back road that starts in Royal Kunia and takes about 25 minutes to reach the back gate. This makes Royal Kunia a popular location for anyone stationed at Schofield. If you're in the military, be sure to check out my information for military buyers.
You can drive down to the beach in Ewa, or you can go 10 minutes down the freeway to Ko Olina, which is what I would recommend. You can visit the beautiful beaches, and then stop by the shark pool and restaurant at the hotel there.
This is the one thing missing in Royal Kunia—its own school. But the community and the developer are pushing for a second phase of Royal Kunia that would make it big enough for its own school. Plans are still in progress, but it's believed that the second phase (which will include a school and a community center) is poised to begin construction sometime in 2010.
The weather in Royal Kunia is pretty similar to all of West Oahu, with a nice cool breeze most of the year and frequent rain at night. It's usually about 5-10 degrees warmer than on the east side, but there's more breeze than in Ewa or Kapolei.
