Questions people ask about new construction on Oahu

How many new construction projects are there on Oahu right now?

By my count, 17 projects are selling, building or just finished, and two of them (Ho'opili and Koa Ridge) have five neighborhoods each. That's roughly 25 distinct places you can buy new on the island today.

Where is the cheapest new construction on Oahu?

Koa Ridge's Lau Le'a townhomes start in the $380s, and Ho'opili's Uluwehi condos start just under $490K. For a detached house, Nanahea at Ho'opili starts in the $920s and Ka'ulu by Gentry in the mid $900s.

Do I need my own agent to buy new construction?

You don't need one, but the developer's sales team works for the developer. On new construction the buyer's-agent fee is usually paid by the developer, so representation typically costs you nothing extra. The one rule: register me on your first visit, or the developer may not recognize me later.

Is it better to buy pre-construction or finished?

Pre-construction gets you choice and sometimes better pricing, but you wait years and your rate isn't locked. Finished or quick move-in homes cost a little more on paper but you know exactly what you're getting. It depends on your timeline and how much uncertainty you can live with.

Can I use a VA loan on new construction in Hawaii?

On detached homes and townhomes, often yes. On condos, the project needs VA approval, and new towers don't always have it. I check before you fall in love with a building.
