The Launiu broke ground on October 22, 2025 at the corner of Ala Moana Boulevard and Ward Avenue. It's the 11th residential tower in Ward Village and is expected to finish in 2028. Aloha State Daily reported about 67% under contract as of mid-2025, and roughly 71% pre-sold by June 2026. That means the remaining inventory is thinner and more specific, which is when a good agent earns their keep.

Only the Diamond Head-side tower homes get a real lanai; the rest have Juliet balconies. If outdoor space matters to you, that narrows the list fast. Standard finishes include 9-foot ceilings in the main living areas, engineered oak floors, Studio Becker cabinetry, a quartzite island, Sub-Zero and Wolf appliances.

Level 1 has the porte cochère, front desk, parcel storage, secured bike storage, guest parking and a dog run, with five guest suites on podium Level 2 and surfboard storage in the garage.
Level 7 is the main event: resort pool, fitness pool, spa, great lawn, sunset deck and palm deck, a tide pool and play structure for kids, BBQ grills and dining cabanas, a catering kitchen, five private clubrooms, a fitness room and a movement studio.
Design team
Bernardo Fort-Brescia of Arquitectonica designed the tower as a slender prism turned toward Diamond Head with undulating terraces. David Oldroyd did the interiors and VITA's Don Vita did the landscape. The tower adds 21,000 sf of public open space and ground-floor retail on Ward Avenue.

Questions I get about The Launiu
When does The Launiu close?
Construction started in October 2025 and completion is expected in 2028. Closings follow the certificate of occupancy, so plan your financing for then, not now.
Which Launiu units have lanai?
The Diamond Head tower residences: the larger two-bedrooms (04, 06, 08), the 02 three-bedroom and the 00 three-bedroom plus den. The studios and one-bedrooms don't.
Can I rent out a Launiu condo?
Long-term rentals are generally allowed in Ward Village towers subject to the house rules. Rentals shorter than 90 days generally aren't allowed outside Honolulu's resort districts, and Kaka'ako isn't one, so don't underwrite it as a vacation rental.
