Six towers in Howard Hughes' 60-acre Kaka'ako master plan are either selling, under construction or just finished. Here is where each one stands, what it costs to get in, and how to see them with representation.

Ward Village is the 60-acre master-planned neighborhood between Downtown Honolulu and Waikiki, built by Howard Hughes along Ala Moana Boulevard. Eight residential towers are finished and, per Howard Hughes, sold out. The ninth, The Park Ward Village, opened in June 2026 about 97% pre-sold. Kalae and The Launiu are under construction. Mahana opened its sales gallery on August 8, 2026. 'Ilima and Melia, a joint effort with Discovery Land Company on the last South Shore parcel, launched with $1.2 billion in sales.

The Ward Village sales gallery sits in the IBM Building at 1240 Ala Moana Boulevard. Sales for the Howard Hughes towers are handled by Ward Village Properties, LLC (RB-21701), and 'Ilima and Melia also list Discovery Mākena Realty. Both sides cooperate with outside brokers, which is why the first-visit registration matters.

Questions buyers ask me about Ward Village
Which Ward Village tower should I look at first?
Depends on what you're solving for. If you want a finished home soon, The Park just opened and I track the few resales and remaining units. If you can wait a couple of years and want the best pricing leverage, Mahana is the tower still early in its sales cycle. For front-row ocean views with serious budgets, it's 'Ilima and Melia. Tell me your timeline and I'll narrow it to two.
Is Ward Village fee simple?
Yes, the Ward Village towers are sold fee simple. I still have every buyer read the public report, because HOA budgets, parking and storage allocations differ tower to tower.
Do I pay more if I use my own agent at Ward Village?
No. The developer's price is the same either way, and the buyer's-agent commission comes out of the developer's side. The catch is registration: you need me registered on your first gallery visit or online inquiry, or the developer may not recognize your representation.
How much is the deposit on a pre-construction Ward Village condo?
It varies by tower and release, and it's spelled out in the sales contract. Deposits are typically staged over the construction period and held in escrow. I'll walk you through the exact schedule for the tower you're considering before you sign anything.
