Honolulu's new homes are mostly vertical. Kaka'ako carries the load with Howard Hughes' Ward Village on the makai side and Kamehameha Schools' Our Kaka'ako blocks mauka. Around it, Muse is going up on Kapiolani near Ala Moana, and Kuilei Place is rising in Mō'ili'ili. The only new detached homes are small, special projects: Aria Lane in Mānoa and The Villas on the 8th in Hawaii Kai.

Also coming in Our Kaka'ako: Waiakoa (Block D, Koa Partners with Castle & Cooke, about 1,025 homes, 60% workforce, groundbreaking anticipated 2027) and Kali'u (Block G, ProsPac Holdings, 285 residences). Neither is selling yet. Ask to be notified when they open.
Honolulu new-construction questions
Where are most new condos in Honolulu being built?
Kaka'ako, by a wide margin. Between Ward Village and Our Kaka'ako there are eight towers selling or under construction. Ala Moana and Mō'ili'ili each have one.
Are there new single-family homes in Honolulu?
Very few. Aria Lane in Mānoa and The Villas on the 8th in Hawaii Kai are the two I'd point to right now. Most new single-family construction on Oahu is in Ewa, Kapolei and Central O'ahu.
Can I buy a new Honolulu condo as a vacation rental?
Generally no. Honolulu requires 90-day minimum rentals outside the resort districts, and none of these towers are in one. If STVR income is your goal, read our vacation rental rules update and ask us about resort-zoned Waikiki condos instead.
