Ālia is on Ala Moana Boulevard in Kaka'ako, on Block I of Kamehameha Schools' Our Kaka'ako master plan. It broke ground in July 2024 and the developer now lists estimated completion as the first quarter of 2027. It has 417 market-priced homes and 40 reserved-housing homes. The developer behind it built Park Lane, Hokua and One Ala Moana, and it shows in the finish level.
What's inside the homes
This is the first project in Hawaii with a full Gaggenau package: 400 series oven, combi-microwave, full-surface induction cooktop, Vario refrigerator and freezer, and a wine cabinet or Thermador beverage center. Cabinetry is designed in Hawaii and made in Italy. Floors are European white oak wide plank, with Italian porcelain in wet areas.

The woven lanai pattern on the façade isn't decoration. It shades the glass and pulls trade winds into the homes for passive cooling. Add a greywater treatment system, a central chilled-water plant, rooftop photovoltaics, EV charging and car share. For owners that should mean lower utility use, and for resale it's a real differentiator in a market full of glass boxes.

When will ?lia be finished?
Kobayashi Group's own site says estimated completion in the first quarter of 2027. Earlier press said 2026, so the date has moved once. I'd plan around 2027.
Is ?lia leasehold or fee simple?
It's on Kamehameha Schools' Our Kaka'ako land, so I'd confirm tenure in the public report for your specific unit before anything else. Don't assume.
What are the reserved housing units?
Forty homes are set aside as reserved housing with income and occupancy rules. They sell under a separate process from the market homes, and I can walk you through whether you'd qualify.
