Mahana is a 39-story tower with 420 tower homes and 30 podium homes, per the developer's site (Howard Hughes' August 2026 release counts 451). It overlooks Victoria Ward Park, with the lobby on Level 1 and the club-style amenity deck on Level 8. The public sales gallery opened August 8, 2026 at 1240 Ala Moana Boulevard. Howard Hughes has described early demand as strong but has not published a price list, so pricing comes from the gallery release by release.
Floor plans and interiors
The published floor plate runs from 456 sf studios to a 1,523 sf three-bedroom corner. Here is the spread from the developer's residences page:

Interiors are by Tihany Design: high ceilings, Juliet balconies, floor-to-ceiling glass, oak floors in the main living areas and Vista Walls in select homes. Kitchens get Wolf cooktop, oven and microwave, Sub-Zero refrigeration, Studio Becker cabinetry and a quartzite island. The 00 and 01 plans include a kitchen desk cabinet.

Architecture is by Solomon Cordwell Buenz (Francesco Mozzati), the same firm behind The Park Ward Village. Tihany Design did interiors and VITA Planning & Landscape Architecture did the grounds. The SCB team's point about Mahana is the view corridor: the Vista Walls are sized to take in the park, the harbor and the ocean.
How I'd approach buying at Mahana
Early in a tower's sales cycle is where you have the most choice of stack and floor. Park-facing homes on the makai side will command the premium; mauka and sunrise-facing homes are where value buyers should look. I'd pull the public report before committing to check the HOA budget and the parking allocation for your plan type.

When will Mahana be finished?
Howard Hughes hasn't published a completion date I can point you to yet. Some third-party sites say 2031; I'd treat that as a guess until the public report says otherwise.
What are Mahana's prices?
They aren't posted publicly. The gallery releases pricing in phases, so the quickest way to get real numbers is to have me request the current sheet for you.
Is Mahana a good fit for a first condo?
The studios and one-bedrooms can be, especially if you want Ward Village amenities without paying for a view tower. I'd compare it against The Launiu's smaller plans before deciding.
