Central O'ahu has always been where local families move up: Mililani, Waipi'o, Royal Kunia. Right now the new construction is concentrated in Castle & Cooke's Koa Ridge, which spans studio townhomes to four-bedroom detached homes. Further out, Kamehameha Schools is working through approvals for its Waiawa master plan, but nothing there is for sale yet.

Is Koa Ridge the only new construction in Central O'ahu?
It's the only large community selling new homes right now. Kamehameha Schools' Waiawa master plan is in the approval stage, and I'll update this page when anything there goes on sale.
Koa Ridge or Mililani resale?
Mililani gives you mature trees, established schools and bigger lots for the money. Koa Ridge gives you new systems, builder warranty and no deferred maintenance. I'll run both for your budget.
