Hawaii Real Estate: What Nobody Tells You Before You Buy
Hawaii real estate is not just a transaction. It's a lifestyle decision, a financial commitment, and — if you do it right — one of the best investments you'll ever make. But do it wrong, and you'll find yourself holding an asset that costs more than you expected, in a location that doesn't suit your life.
I've been navigating the Hawaii real estate market since 2008. I've seen the boom years, the slow years, the pandemic frenzy, and everything in between. And the most important thing I can tell you is this: Hawaii is not the mainland. The rules are different. The market is different. And you need someone who knows the difference.
The Hawaii Real Estate Market in 2025
The Hawaii real estate market has one defining characteristic that never changes: there isn't enough of it. We're an island. We can't build outward. We can build up, and we're doing that in Kakaako and Ward Village, but the fundamental reality of Hawaii real estate is that demand almost always outpaces supply.
As of early 2025, single-family home inventory on Oahu remains constrained, which means correctly-priced homes still attract multiple offers. The luxury segment — homes above $2 million — has more breathing room, but even there, the best properties don't sit long. The condo market is more nuanced, with some buildings offering better value than others depending on maintenance fees, special assessments, and leasehold vs. fee simple status.
Leasehold vs. Fee Simple: The Hawaii Difference
If you're new to Hawaii real estate, this is the first thing you need to understand. Fee simple means you own the land. Leasehold means you own the building or condo, but you're renting the land from a landowner — historically large estates, like Bishop Estate (now Kamehameha Schools), or Damon Estate.
Leasehold properties can be significantly cheaper to purchase, but your monthly costs include a land lease payment, and the lease will expire eventually. When a lease expires or comes up for renegotiation, costs can jump dramatically. Most banks won't lend on leaseholds with less than 30 years remaining. My advice: unless you're a seasoned investor who knows exactly what you're buying, stick to fee simple properties.
Buying Hawaii Real Estate as a Non-Resident
One of the biggest growth segments in Hawaii real estate is mainland buyers — families from California, the Pacific Northwest, and increasingly, remote workers from all over the country who realized they can work from anywhere and chose Hawaii.
The good news: there is no restriction on non-residents buying property in Hawaii. The nuances are around financing (some lenders treat Hawaii differently due to distance and unique property types), property management if you're buying a vacation rental, and HARPTA — the Hawaii Real Property Tax Act — which requires buyers to withhold a portion of the purchase price from sellers who are non-residents.
I've helped dozens of mainland buyers purchase Oahu real estate sight-unseen, through virtual tours, detailed neighborhood research, and a trusted network of inspectors and escrow officers. If you're buying from the mainland, you need a Hawaii real estate agent who is comfortable working in this world. I am.
The Best Neighborhoods for Hawaii Real Estate
Here's my honest take on the major Oahu markets, based on fifteen years of selling in them:
Hawaii Kai — Oahu's most desirable family community. Waterfront living on Maunalua Bay, excellent schools, a real town feel. Prices reflect the demand: plan on $1.5M and up for a decent single-family home. The tradeoff is traffic — Hawaii Kai sits at the eastern end of the island, and the Kalanianaole Highway is notoriously congested during commute hours.
Aina Haina — My neighborhood, and the one I know better than any other agent on the island. It's the Goldilocks of east Honolulu: closer to town than Hawaii Kai, with bigger lots, great schools, and a community feel. Prices are lower here than in Kahala or Hawaii Kai, but the value is better. I've sold more Aina Haina real estate than any other agent.
Kailua — On the windward side, Kailua is arguably the most beautiful town on Oahu. Beach town vibes, excellent restaurants, a walkable downtown, and the most stunning beaches in the state. It's also one of the pricier markets. If Kailua is your dream, be ready to move fast — inventory is always tight.
Mililani — Central Oahu's family suburb. Think of it like the Bellevue of Hawaii — well-planned, clean, safe, with great schools and all the suburban comforts. More affordable than east Honolulu or the windward side. If commute time and budget are priorities, Mililani deserves a serious look.
North Shore — For the right buyer, there's nothing like it on earth. Haleiwa, Sunset Beach, Pupukea. Country living, legendary surf, a pace of life that feels like Old Hawaii. But understand the trade: you're 45-60 minutes from town on a good day.
